Read-Only Error when networking Windows XP with a Windows Vista computer

Please help. We have set up a workgroup, the desktop with Windows XP is acting like the server and the laptop with Windows Vista is the other computer.

We can share, edit and open all files.

The problem is with a mortgage software program. (Calyx) On the Vista computer, when trying to open a file, we get the error, "The file is being used by someone else. Do you want to open the file as Read-Only Mode?" We have worked with their Tech Support who insists it’s a Microsoft set up issue with the server computer. In their troubleshooting they say the cause can be "The server has locked the files or you do not have full access to the folders." Their Tech Support logged in remotely to both our computers and verified we have the network set up correctly--"Everyone" has full control of the files. Both computers have the Windows Firewall turned off. How do I check if the server is locking the file? And why would it lock it specifically for the mortgage software? Any other troubleshooting help would be most appreciated. They have assured us this software can work on both a Windows XP & Vista computers together.

Another question--when I right click on the folder that has this error message, then click Properties, under the General tab, Attributes, the "Read Only" box is filled in with a solid green box. It can also be a check-mark or blank. I have removed both the solid green box and check mark, applied the settings, but still no luck. What is the difference between the solid green box and check mark for this?

Thanks to whoever can help--we are really at a loss!!!

Additional info--The Windows XP computer is using Windows XP, Media Edition, 2002, SP3, IE 8, 32 bit.

The Windows Vista computer is using Vista Home Premium Edition, SP2, IE 8, 32 bit.
